Planning Spring Construction Projects In Winter- Top Reasons Why You Should Start Now.

,

It is hard to think about spring construction and landscaping projects when you are knee deep in Wisconsin’s winter snow and ice, but believe it or not; winter is the perfect time to start these projects. Experts in the construction industry have started planning spring projects in the winter for centuries. We have compiled a list of the top reasons why you should start your project planning now:

1) Contractor Availability-

Contractors in construction and landscaping tend to book rather quickly for the year. High Quality Contracting Inc is no exception. Once spring hits everyone decides they want their project done and each week only has so many hours. So, why wait? Before your contractor books for the spring and you end up with a subprime guy doing a lousy job, schedule an appointment for a consultation. In the winter, contractors with excellent ratings like High Quality Contracting, have the time to meet with you and help develop some great new ideas for your project.

2) Pulling Permits-

Permits are required to begin most construction and landscaping processes. It can take on average 4-6 weeks to have a township issue a permit to begin a construction project, but they imperative and we can not start without them! Applying for licenses during winter months, or nearing spring will most likely expedite the process because the township is not as busy with applications. The slower months also allow time to be sure that all appropriate paperwork has been approved and helps avoid last minute problems.

3) Scheduling Your Project –

The average contractor is already scheduled out eight weeks ahead when most people start deciding in the spring to get their home or office projects done. You can avoid weeks, if not months, of time by scheduling your project in the cold of winter rather than waiting for the spring bug to bite. With a completed home remodeling or landscaping project finished early in the season, you get to enjoy the fruits of our labor throughout the year. As the old saying goes, ” The early bird gets the worm.”

4) Availability of the Top Products-

Just like anything else, construction and landscaping products can also be in demand. Starting your spring home project in the winter will help you get the best prices. You will also find that the best products for your project are easily available. If a particular set of tiles in favorite that year, or a specific design of countertop, reserving your products weeks ahead can help you to avoid the possibility of using your second or third choice styles instead.

5) No Last Minute Rushing-

Rushing at the last minute can cause mistakes. You can forget to tell your contractor something, your project is pressed for time, and rain or other weather delays can really make life difficult. Increasing the stress that you already feel to get the project done. Well, don’t feel that rush, the pulsing through your veins as grandma is coming in two weeks and the bathroom is not done yet. Take your time, schedule ahead, and ease into your holiday or visit without stress.

5 Deck Ideas that are Game Changers.

, ,
Upstairs deck remodeling by High Quality Contracting Inc

A deck can change the entire look and feel as well as the function of the space in your yard. Modern decking materials allow for creative design option as well as durability. Here are six innovative deck ideas that are game changers:

Deck Shapes-

When most people think of decks, they think of a square wooden platform attached to your backyard. However, decks have come a long way in the past several years. Decks are now being designed in fun ways with great new shapes and designs.  Round decks are a hit for a fun look around a pond or a pool. A rectangular deck can pop by adding zing with angles, and alternating patterns. Go for a larger deck that offers several connected shapes, starting with a rectangular space then adding a circled pergola with bench seating. The shapes are limitless.

Built-Ins-

Built-ins are the little extra fun spaces that are now being built into modern decks. Sick of hauling out a cooler every time you want to have refreshments on the deck? Have one built-in. Are you an avid reader and enjoy sitting on your deck reading? Consider a small built-in library space with a door that closes to keep the elements off of your books.  Nowadays you can build in just about anything into your deck, including fireplaces, firepits, outdoor kitchens, seating, storage and more.

Railings that Roar-

Don’t think that a deck railing has to be boring to work. No. No. No. Today’s decks have some pretty impressive railing ideas such as wrought iron, wood, composite, steel, and carved wood posts. Depending on your budget you can go as simple or as elaborate as you would like with the deck railings. Stairs also can have a great flare with products out by companies like SalterSpiralStair.  We can install some very creative ideas- galvanized steel, sunburst style, cable, and even wrought iron designs.

Upstairs Deck Dependable Easy Care Materials-

Materials have changed in the last several years to become stronger, more dependable and easier to maintain. These scientific changes can make owning a deck a lot easier to keep up. No constant staining and repairs. Stylish composite decking products resist fading, staining, scratching and mold, and won’t rot, crack or warp. Wood decks are now pressure treated with special chemicals to help prevent decay and termite damage. Stains last longer and clean up easier than ever before.

Overheads and Planters-

Don’t forget to look up when you are building a new deck for your home. Overheads and custom planters are a great way to add texture and style to any yard experience. Retractable roofing, awnings, overhead lighting systems and more can be added to your deck to create a multifunctional space for both rain or shine.

Decks do not need to be boring and are limited only by the creativity of the designers creating them. High Quality Contracting Inc has been building decks for decades and can help make your backyard oasis.

Moving? How to Stay Organized While Packing.

moving tips

Moving is one of the most daunting and exhausting events that you will ever have to engage in. Although you are excited to get into your new home, the task of boxing and packing all of your belongings and many times the belongings of your family is stressful. By streamlining a system for moving, you can reduce this stress and get much more accomplished quicker. To help you, we have compiled a list of ways to make the move easier for you.

Minimize

Minimization is key to any good move. Go through your belongings and get rid of items you don’t need or that you won’t use. Old clothing, glassware, decoration, even furniture that is not used can easily be donated or sold if they are in good shape. By doing this you are now reducing, often by a lot, the number of items you not only have to pack and carry but that you have to unpack and put away. This also means fewer items to transport requiring less physical exertion and potentially even less cost and time.

Packing Supplies

Often times we start packing with just what we have around the house. Soon we find ourselves out of supplies and running to the store and spending more than we should have for tape, packing materials and boxes. Instead, make a list of items you will need such as tape, boxes, packing paper, bubble wrap, labels, markers, padding, rope, bins, and possibly a dolly to help easy the lifting and carrying. Next, go online and search for any sales or deals on the supplies you need. Spending 30 minutes to search for sales can end up saving you a hefty chunk of change.  Finally, go out and load up on all the supplies you need from the sales you found. Here is a thrifty tip: Many stores break down their boxes and must pay to have them hauled away. If you go to local stores in the morning before they toss the boxes, you may be able to get some really good boxes for no cost and save yourself some money.

Categorize & label

This can not be stressed enough LABEL YOUR BOXES. Mark boxes that go into the kitchen, bath, bedroom, living room, etc as you pack them. Categorize items also such as a box with all the cups in it or a box with the silverware in it so putting items away is much easier and it is simple to find items while you are in the process of finding it all a place to go. Decide how you’ll want things to be grouped when unpacking and categorize and label them accordingly. This will save you a lot of time when unpacking.

The Essentials box

This is a box that is often missed when packing. The essentials box is basically a box that contains things like toilet paper, napkins, a change of clothes, toothpaste and toothbrush and a towel. It is the most important box in your move because it holds the items that you need right away when you get to your home and the items you can not live without such as medications. Be sure to include things for every member of the family or give each person their own essentials box for the move. If you have movers doing the moving for you, we would suggest that this box stays with you if possible so that you know where it is at all times and it is not located somewhere in the back of a moving van along route 94 heading to the storage unit.

We hope these packing tips help to make your move a great one. For more great remodeling and home trends, continue to come back to the High Quality Contracting Inc website for more blog posts in the future.

Why Building a New Home Makes Sense.

Wisconsin new home construction contractor High Quality Contracting Inc

The housing market is booming and with all of the available housing readily available on the market, why would you want to build your own house?  Well, today’s new homes offer more benefits than ever before and some of the reasons you might choose to build rather than buy, may surprise you.

Your Dream Home Your Way

We all have that perfect image in our head of what our dream home is. Perhaps it has wide open cathedral ceilings, unique built-in cabinetry systems, custom crown molding, and staircases, or that amazing fireplace you have always wanted? Why can’t you have it all? You get more bang for your buck when you are building from the ground up to suit your desires rather than to purchase an existing home and then need to deal with the remodeling of the house. Put the money into your dream to start with and get the home you always wanted, including that She-Shed or Man-Cave.

The Layout that Meets Your Needs

Finding the house with the existing house perfect layout to meet your families needs can be daunting. Consider designing your home from the start with a plan that makes sense for your family. Do you need bedrooms on the bottom floor? Maybe you would like a resort-style master bath or a balcony off of one of the bedrooms? You can have it all when you build your layout to your own specifications. High Quality Contracting, Inc. has an established history of creating great floor layouts and designs which are functional and beautiful. Instead of spending your time searching for the layout you need, spend that time sitting down and talking with an expert from High Quality Contracting to design it for you.

The Lastest in Technology

Existing homes on the market can be remodeled to have some of the latest technology features that you want such as a voice-activated kitchen or all new energy efficient windows. However, it is more cost efficient to have those things put into your home from the very start. When you are building and designing a new construction property, you are able to choose from the start what features you want. Want USB ports in every outlet of the home? Okay, its done. Want the entire home wired to voice-activated lighting and sound systems? You got it.   You choose how much technology you do, or do not want to be put into a custom home build.

Low Maintenance

Homes today are designed and equipped to reflect the way we live today rather than what was built 20-30 years ago. Open concepts, energy efficiency, and cutting-edge building products lead to less maintenance and lower upkeep in your future. Spend your time enjoying living in your home and not fixing broken pipes and heating systems. Less time on maintenance means more time to do the things you enjoy with the people you love.

Energy Savings

Homes are far more energy efficient today than homes built even just five years ago, and extremely better than homes built 20-30 years ago. Building product manufacturers have developed better products with energy efficiency in mind. Technologies have improved greatly and the science behind the new products is mind-blowing. Tripple pained windows, better insulation products, and energy efficient heating, cooling, and air control systems are just a few of the ways that new homes are saving homeowners money.

No Creepy Feelings

As silly as this title sounds, the “feel” of a home can be a real problem and a turn off for many homeowners. Have you ever walked into a house that makes your skin crawl for no apparent reason? That is what we are talking about. That laying in your bed, wondering what they unsettling sound is ( ghosts? ) and having a fear that the previous owner left something inside the house that you do not want. This situation is completely avoided when you have a new home built.

Whatever your reason for wanting a new home built, High Quality Contracting Inc is the choice for many of Southeastern Wisconsin’s homeowners. We make the home building experience as easy and enjoyable as possible with a team of highly skilled designers, builders and craftsmen available at our disposal day or night. So, why not give High Quality Contracting Inc a call today and get your Dream home built the way you want it.

Common Winter Roofing Blues

,

Humans are not the only ones who become blue in the winter, your roof can too. The pressure of the hard, cold days and nights, piling up on top of it, as well as the wind blowing across every shingle. No wonder your roof responds poorly. Here are some of the signs that your roof has the winter blues, and could use a little love from the folks at High Quality Contracting Inc.

Condensation

When the heat from your home reaches the cold service of the roof it results in condensation. The condensation moistens the existing insulation and wood causing mold and mildew to grow resulting in the interior structure of your home being damaged. To check for this you can go into. your attack space and look for moisture, wet marks, and mold. To prevent this from happening you must eliminate the amount of air leakage into your attic as well as improve the insulation & ventilation which will allow moist air to escape the roof.

iciclesIcicles

Although those icicles are beautiful to look at, they are dangerous, furthermore, they are a sign that your roof may have a problem. Icicles are the result from heat melting the snow on your roof and then the water forming around the gutter system. The problem with icicles is that they are dangerous and can fall on someone or damage property, as well as, the weight from several well-formed icicles is daunting on the structure of your roof and existing gutter system. To prevent icicles from forming, clean out gutters during the fall, and sweep the snow off your roof and from your gutters.

Ice dams

The most dangerous of winter roof hazards are ic dams. These nasty structures form when the snow melts on the warm roof, resulting in the accumulation of ice and water on the roof and under the shingles. The fact is that an ice dam does not need to be thick to cause a problem. They can be as thin as one inch and severely damage the integrity of your roof. They can become very heavy and often result in roofing leaks and damage. Most often by the time you find the leak inside of your home, the damage has been there quite a while because often the water from the ice dam pushes into the home and travels around the wall and ceiling cavities until it finds an escape.

So what do you do if you think you have an ice dam situation? We would strongly suggest contacting a licensed and insured roofing specialist like High Quality Contracting, Inc.  We will investigate the problem and develop a solution based on your specific home structure and needs. It is not always an insulation problem that needs to be addressed, sometimes, missing shingles, air leaks in gaps, or aging roofing is the cause.

Remember as the winter cold hits your face, it is also hitting your home. Keep your home happy this winter and chase the winter blues away by keeping your roof strong and sound.

Fabulous Basement Ideas

,
basement remodeling by High Quality Contracting Inc.

If your basement could use a makeover and you are not sure where to start, we have compiled some impressive ideas. Convert a gloomy storage space into a terrific family space. There is no limit to the ideas we can come up with to help your renovation to be its absolute best. First thing is first, what do you want to do with this space?  Here are a few ideas:

Guest Suite

Are you the entertaining type that enjoys having friends and family over to visit? Do you have family that lives out of town or possibly the country and would love to give them a comfy place to stay when visiting? Consider a guest suite in your basement. Add new flooring, walls, lighting, door and paint with some bright or neutral colors to keep a welcoming look. The addition will create value to the home and give an overnight guest a private place to stay.

Additional Bathroom

Adding a bathroom is always a good idea, especially if you currently only have one bathroom in the house. The basement is a great space for an additional bathroom as usually the access to pipes and the septic system is nearby. Enclose walls, add some warm and inviting tiles, vanity, and toilet. This would also be an excellent space to add those luxury bathroom features such as a hot tub, or large walk-in shower with “rain like” shower fixtures.

Gaming Area

If your family and friends are into games, be it pool or video games, a gaming area in the basement is the perfect use for the space.   Framed in walls that are freshly painted to a neutral color, padded or even heated flooring, updated ceiling with bright light fixtures can turn the drab to fab. Add the pool table, fuse ball table, video gaming system, and more to the area to finish the look. Now your family is ready for long winters, and rainy days or even hot evenings in the summer when you just don’t want to be outside.

Work Out Area

Why spend money on a gym membership only to fight the traffic and the crowds once you get there. Work out in the privacy of your own home. A huge array of ideas exists for home gyms. For instance, a weight space to a dance/yoga area, the sky is the limit. Don’t forget to add in a first-rate sound system to get you motivated as well as heated flooring for your toes to stay warm if aerobics or yoga is your thing.

Family Room

Creating a family room for movies, cuddles and good times is always a wonderful use for a basement space. Make the room special by adding some fun luxuries into the room.  Consider a  small refrigerator for drinks, built-in shelving for books, or padded cushy carpeting for tiny toes. The goal for this space is a getaway for the family.  Provides some extras that the rest of the house does not. Maybe a huge theater wall with a giant screen and surround sound?

Bar

basement bar

If you are the type that wants to entertain your friends for some adult fun, consider a home bar in your basement. Consider granite or wood countertops, beautiful wood exterior, and shelving with lights galore. Custom bars can be made to fit just about any size area from big to small and have an unlimited number of ideas to install. Tv, sink area, lights and more can be installed. Also don’t forget to upgrade the floor with custom tiles laid out in a pattern to finish off the look, making your home bar a place for fun for years to come.

Consider a new basement remodel with one of these great ideas. Even better, combine two or three ideas and make the space amazing. Whatever your decision, when it is time to remodel your basement, contact High Quality Contracting Inc. We are the experts in basement remodels.

blue_natural_kitchenStress Relieving Color Pallets

Families are feeling the pressure from the news, social media, work, school and more. Reducing stress in any way possible is key to a healthy lifestyle. Many top designers are now looking to incorporate that idea of stress-reducing color pallets into the hub of the home. According to Shape Magazine’s article “Paint Colors that Relieve Stress and Help you Relax” by Rebecca Soskin, some of the top stress relieving colors are blues, aqua, light shades of grey and greens mixed with natural tones.  Proven to boost your mood, these shades help to change your feelings and calm your anxiety.

Clean Lines for an Uncluttered Lookblue_kitchen_2019

Another way to keep the kitchen stress free is to offer a clean line to your design with ample kitchen storage and counter space. Designers are considering the importance of keeping it simple for the homeowner and reducing clutter, which can increase stress levels. By using bottom cabinetry in islands, long clear countertops, and a variety of upper cabinets, achieving a chaos-free workspace is achieved. Relocate small appliances into space specific appliance cabinets.  Reduce the amount of countertop decor by only keeping the essentials out such as a cutting board or fruit bowl. Put cooking books up on a shelf neatly away. Many homeowners have a one in one out rule for clutter reduction as well. Meaning, if you bring something into the kitchen ( new small appliance for example) you take something out ( perhaps that old fondue set from Aunt Hellen that you never use can be donated). Keeping the clutter down and the visual look of our kitchen clutter free can improve moods by reducing stress.

Declutter with an Updated Closet

custom closets

Just because your closet doesn’t hold all of your stuff, does not mean it has to stay that way. An updated custom closet can make all the difference for any room. A closet remodel is a fast way to declutter your space and improve your life. It will add value, create a welcoming space that allows you to organize your day and your clothing, streamline your routine, and maximize your storage space.

Here are some great custom closet remodeling ideas.

Consider increasing the closet space. Many homes have hidden space or misused space in them. Consider having an expert help you reclaim this space by framing out a new closet with the increased square footage.

Customize it to your wardrobe by designing the closet space to meet your needs. Do you have a lot of shoes? Build in shoe shelves. If you have a lot of jewelry, decide on a special jewelry drawer which holds your pieces. Custom designed shelving, drawers, baskets, belt racks, hidden hampers, or even a fold-out ironing board or hat spaces.

Streamline your routine by customizing racks and rods. Design with a flow in mind giving each item a place and where it will make sense while dressing each day. Giving everything their specific space, pants, shirts, dresses, coats, belts, hats, and more. Line up the items as they make the most sense according to how you dress. Be sure to include a nice full-length mirror as well.

Welcoming colors and hardware features can create a space that is enjoyable to be in while getting ready. Consider the colors, dark or light wood, polished chrome or matte nickel features. Be mindful of the handles on drawers and nobs so that they are not the type that catches clothing easily. Decide on dividers for your drawers that make sense for your wardrobe. Spend the money for quality hangers that will not make your shirts pucker or your pants hold unwanted seams.

Brighten and increase the lighting so that you can easily find items. If your closet is a nice sized walk in, you can opt for some wonder stylish fixtures.

Custom closets can make a big difference in how your room functions. Let us help you design the perfect space for your wardrobe.

Why Winter is the Perfect Time for a Home Remodel.

Winter Remodeling

Winter is the time to cuddle up with a cup of hot coffee, a warm blanket, and the television. Between the cold and the longer nights, most people do not want to face any home remodeling projects. However, winter is the perfect time to have one. There are a number of great reasons why getting those home remodeling projects handled in the winter can be beneficial.

Find Better Inventory-

Since fewer people are doing home projects in the winter, the stock for products such as cabinet selections, flooring options, and fixtures is at its highest point. You can find more selections and get better pricing because most manufacturers are holding sales for the winter months to clear out older stock or to introduce new items.

Warm Weather Fun-

Completing a remodeling project in the cold bad weather means that this spring and summer when the weather is great, you won’t be stuck dealing with a contractor in your home or spending your time without specific areas of your home available to you. Instead, you will spend that time enjoying the space you created and the weather while your neighbor is waiting for his remodeling job to get started and fighting to get the right fixtures at the hardware store when they are all out of stock.

Avoid Seasonal Spring Increases-

Most contractors and manufacturers increase prices in the spring before the busy season begins. Everything goes up from wood to countertops. The new inventory is out and last years inventory is gone.

Contractor Availability-

It’s human nature, to take full advantage of the warmer days by planning and completing our home projects. The sun, the longer days and warm weather just get people going. We get that. However, the is also the time when most contractors are seasonally busy. Spring is the time when we are in full swing and finding time to schedule customers into early spring project completion fills quickly. Consider getting ahead of the game and finish your project during a less busy time of year to be assured that your project is done in time for the hot summer days.

Financing Availability-

Just like the contractors, the financing companies also have a busy season for those Home Equity loans they offer. Springtime is the busiest with backlogs of paperwork. According to SmartMoney.com ,  homeowners should choose carefully between a Home Equity Loan or a Home Equity Line of credit depending on the project or projects that are intended to be done. Also, rates change often. In the winter, many lending institutions offer both options at a variety of “deals” and you can shop around a bit easier.

Make use of those cold winter months and get a jump on your home remodeling projects before the busy season. With a little planning, building a deck or adding a porch can take place in the winter as well. No, you can not build during a snowstorm, but, there are a lot of days that we can get out and complete a project well ahead of schedule. Also, consider those indoor projects like kitchens, baths, and basements. Getting those completed so that you can enjoy the summer months having friends over to enjoy those things makes sense. Give High Quality Contracting, Inc. a call for your winter remodeling project!

6 Home Renovations with High ROI

, , , , , ,
Remodeling ROI for your home

If you are trying to decide which home projects you should do first, or if you are considering listing your home soon, you may be interested to know which home renovations give you the best bang for your buck. You may be considering updating appliances, carpeting, and paint to be the place to spend the money, but, don’t be so quick. According to a recent article in US News and annual reports in Remodeling Magazine, you may be better off spending your money in other areas instead.

Here are six great projects to consider that offer the best return on your investment.

Kitchen Remodel

It is true that the hub of any home is the kitchen. A kitchen remodel can recoup anywhere from 65- 80% and add value to your home quickly. It is a crucial selling point for most buyers as well. When remodeling your kitchen, consider upgraded modern countertops, cabinets, flooring, and lighting. You do not necessarily need to make a complete overhaul of the kitchen, however, consider at least a few of these options to get that updated look. If the kitchen is closed off from the rest of the house, look at opening up a wall to allow for an open concept. This may mean the difference between a quick sale or one that sits on the market for months.

Bathroom Remodel

Another prime area for investment is the bathroom. Remodeling a current bathroom will recoup a higher return than adding a bathroom. However, according to Remodeling Magazine and the National Association of Realtors, if you only have one bathroom and multiple people are sharing it, an additional bathroom may mean the difference between a sale or not.
When considering upgrading your current bathroom, updated tiles, tubs, sinks and cabinetry is vital. Increase lighting and space where possible. If adding a bathroom, the placement of where this bathroom is can be significant. Many people enjoy having an en-suite to the master bedroom. Your High Quality Contracting, Inc. remodeling expert can help design the perfect bathroom for you.

More Square Footage

According to the National Association of Realtors, a homeowner can expect to recoup upwards of 69% for refinishing a basement, attic, or other space in a home. By increasing the livable space in a home, you can assure that you will dramatically improve your home’s value.

Research the going rate per square foot for living space in your area to get an estimate for the value of the increase.

New Windows

Remodeling Magazine states that you should not invest in the top of the line for a window upgrade if you are planning to sell. Instead, invest in a midgrade product that is energy efficient. It increases the possibility for a faster sale, as well as brightens the room. You can expect to recoup upwards of 74% on vinyl replacement windows.

Added Insulation

2017 Cost Vs. Value Report in Remodeling Magazine reports that the number one ROI investment into your home was professionally installed attic insulation. Because of the substantial improvements in insulation products becoming more energy efficient and lasting longer, this upgrade makes sense if you are planning to stay or leave. Not only do you lower heating and cooling costs, but, you ROI is roughly around 108%.

Updated Home Siding

This one is just common sense. Updating your home siding can improve many aspects of your home as well as enhance the chances of a sale. Realtors insist on creating curb appeal when selling your home, first impressions count. So what is the ROI for the siding change? That depends on the product you choose as well as making sure it is professionally installed. The foam-back provides at least three times the R-Value as the hollow-backed siding. This reduces the overall heating and cooling budget for the home. The price is higher than the hollow-backed siding, but, it pays off in resale value and energy costs. Choose from a wide array of colors and textures to meet the structure of your home. If you are a little unsure as to what products would best fit your home and budget, one of our siding experts can help you decide by explaining the options.

There are many other projects that you can do around your home that have a good ROI; however, these are our top 6 for this year. If you are considering selling your property, give us a call and set up a free consultation. High Quality Contracting Inc. can assist you in deciding which projects might best help you increase your resale value.
